The Woodlands is a Homeowners Association with deed restrictions operating under Florida Statute 720.  These restrictions place limits on the use of the property.  You should have received the deed restrictions at the time of purchase.  The City of Tamarac also has code restrictions for the Woodlands, known as the WOODLANDS OVERLAY ZONING DISTRICT, commonly called “overlay”.  Below are just a few things that you will find detailed in your copy of the deed restrictions and the overlay. We strongly urge you to always refer to these documents prior to commencing any modifications on your home.  Your section President or Architectural Control Committee (ACC) representative will be happy to answer any questions you may have.

If you are planning to make a modification to the EXTERIOR of your home, you must first coordinate with the Architectural Control Committee (ACC) to make sure you comply with our Deed Restrictions and the City of Tamarac code for the Woodlands. THIS INCLUDES PAINTING THE EXTERIOR OF YOUR HOME. 

The City of Tamarac NO LONGER REQUIRES A PAINT PERMIT.  Submit your color choice using the Request for Architectural Modification from this website.  When it is approved, you can start painting. A member of the ACC will follow up to ensure you have used the correct colors. 

You can see the approved Woodlands colors at the Sherwin Williams store on Commercial Boulevard, or www.sherwin-williams.com/homeowners, or download the color pallet under Other Documents below.  This also requires ACC approval via the Request for Architectural Modification form.
